Decks
Decks and other accessory structures must follow the Township’s Zoning By-law. The Ontario Building Code also sets rules for how decks are built.
You need a building permit if your deck:
- is larger than 10 square metres (m2) (or 108 square feet (ft2))
- is attached to a house or other structure
- is part of, or provides access to, a required entrance or exit

The guide applies to platform-style wood decks that do not support another floor or roof structure. It is intended to help homeowners plan and build a deck that complies with the Ontario Building Code, the Township of Severn’s Zoning By-law, and other applicable municipal by-laws.

Apply for a permit
You may need to complete and submit a building permit application in order to build a deck on your property.
When complete, all permits should be submitted by email to the Permit Coordinator.
Fees
Building permit fees vary depending on the scope of your building or renovation project. We will calculate all building permit fees after reviewing the application. You will not be issued a building permit until you have paid all permit fees.
Application checklist
Please make sure to include the following information with your building permit application:
- Building Permit Application form
- Schedule 1 (Designer form)
- site plan (view a sample site plan)
- digital construction drawings (as PDF files)
- letter of authorization (if applicable)
- any applicable approvals (Ministry of Transportation, Ministry of Northern Development, Mines, Natural Resources and Forestry, Trent-Severn Waterway)
