New Homes or Cottages
You need to complete and submit a building permit application in order to build a home or cottage on your property.

Radon requirements for new buildings and additions
Radon is a naturally occurring radioactive gas that can enter homes from the ground. It is invisible, odourless, and tasteless. While it disperses outdoors, it can build up indoors and increase the risk of lung cancer—especially with long-term exposure.
As of April 1, 2025, the Ontario Building Code requires radon control rough-ins in:

all new homes and other Part 9 buildings

additions to existing homes and other Part 9 buildings
Not all homes have radon. Homeowners are responsible for testing and installing a mitigation system if needed.

Fees
There is a $180 base fee plus the following additional fees as necessary:
- $1.44 per square foot for residential dwellings and additions
- $0.44 per square foot of unfinished basement or crawlspace
- $0.90 per square foot of finished basement or crawlspace
- $0.44 per square foot for docks and decks
- $0.55 per square foot for an accessory building such as a garage, shed, gazebo or boat port
A fee of $12.50 per fixture will apply for any new or modified plumbing fixture.
Fees are indexed on January 1 of each year.
Building permit checklist
Please include the following information with your application:
- Building Permit Application form
- Schedule 1 (Designer form)
- site plan (view a sample site plan)
- digital construction drawings (as PDF files)
- engineered lot grading plan (as a PDF file)
- construction drawings (as PDF files)
- letter of authorization (if applicable)
- Mechanical ventilation (HVAC) form (includes heat loss/gain, layout, calculations)
- Energy Efficiency Design Summary form
- sewage system design flow specifications (if applicable)
- sewage system plan view (if applicable)
- Schedule 2 (if applicable)
- any applicable approvals (Ministry of Transportation, Ministry of Northern Development, Mines, Natural Resources and Forestry, Trent-Severn Waterway)
Files are preferred in PDF. Email your completed application to the Permit Coordinator.
