Notice of Public Meeting concerning Zoning By-law Amendment for 2250 Stockdale Road

TAKE NOTICE THAT the Township of Severn deemed the following application Complete under Section 34 of the Planning Act, R.S.O. 1990, c.P. 13 on the 17th day of September, 2026.


TAKE NOTICE THAT the Township of Severn will be holding a hybrid Public Meeting on October 7th, 2026, during the Council meeting scheduled to begin at 9:00 a.m. in the Council Chambers at the Township’s Administration Office (1024 Hurlwood Lane) to consider the following Zoning By-law Amendment application under Section 34 of the Planning Act, R.S.O. 1990.

Details of the application

The Purpose and Effect of the Zoning By-law Amendment application, as requested by the applicant, is to modify Township Zoning By-law 2010-65, as amended, to:

  • Further amend the site-specific Rural Exception Ten (RU-10) applied to the lands to include the following provisions:
    • Notwithstanding Section 3.11(f) and Section 3.1.5 of the Township Zoning By-law an accessory building containing a Home Industry with a maximum floor area of 721 square metres be permitted
    • Notwithstanding Section 3.11(g) of the Township Zoning By-law a maximum of seven employees be permitted to be employed on-site, with one of whom must reside in the principal dwelling; additional employees may be employed off-site
    • Notwithstanding Sections 3.11(e) and Sections 3.1.3 and 3.2.11 of the Township Zoning By-law a Front Yard Setback of 7.6 metres and a Rear Yard Setback of 7.9 metres for an accessory building containing the Home Industry be permitted
    • Notwithstanding Section 3.1.6 of the Township Zoning By-law a maximum height of 5.6 metes for the accessory building containing the Home Industry be permitted
    • Notwithstanding Section 3.1.8 of the Township Zoning By-law a maximum accessory structure lot coverage of 6.8% be permitted
    • Notwithstanding Table 4.1 and Table 4.3 of the Township Zoning By-law, a minimum of 18 parking spaces be required, two of which shall be barrier free
    • Notwithstanding Section 3.34.2 of the Township Zoning By-law all new development shall be setback a minimum of 15.0 metres from the Top of Bank of a watercourse
  • Modify the boundaries of the Environmental Protection (EP) Zone applied to the lands for accuracy purposes.

All other provisions of the Rural Exception Ten (RU-10) and Environmental Protection (EP) Zone shall continue to apply and be complied with.

All are welcome to attend the meeting or to provide verbal or written comments. All comments will form part of the public record including all verbal submissions made during the Public Meeting. 

Options for public participation in the October 7 meeting include:

  2. submit written comments to the Planning department by email (planning@severn.ca) or regular mail
  3. contact the Planning department by email or by phone at 705-325-2315 x246 to register in advance for the Zoom meeting for active verbal participation
  4. watch or stream the meeting on our Council portal or our YouTube channel

If you feel you are unable to participate by one of the above methods, please contact the Customer Care Team to discuss additional options.

Appeal rights

If a person or public body would otherwise have an ability to appeal the decision of the Township of Severn to the Ontario Land Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the Township of Severn before the by-law is passed, the person or public body is not entitled to appeal the decision.

If a person or public body does not make oral submissions at a public meeting, or make written submissions to the Township of Severn before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.

Notification of the decision

If you wish to be notified of the decision of the Township of Severn on the proposed Zoning By-law Amendment, you must make a written request to planning@severn.ca or to the mailing address at the top of this notice.

Additional information relating to the proposed Zoning By-law Amendment application is available for public inspection between 8:30 a.m. and 4:30 p.m. at the Township’s Administration Office (1024 Hurlwood Lane, Severn).
